Renting may be less of a comittment than buying a property, but you will be living there for an extended period of time and there is still a lot to consider when making your final decsion on a place to rent. Here are a few things that you need to keep in mind if you are looking for the perfect apartment:

An apartment that suits the taste of yourself and your family

It’s location in the part of town where you have friends and/or family.

Its accessibility to transportation to your workplace(s).

Its size – large enough to suit your personal needs

Its personality – is it up-to-date, charming, cozy, or spacious – depending on what you feel comfortable in.

Pets – do they allow for pets and is there a pet deposit?

Storage and Parking or Garage Space – is it adequate for your needs?

An apartment costing no more than 25 percent of your total income, including all fixed charges which can’t be changed during the period of the lease:

• Gas
• Electricity
• Telephone Service
• Cable/Satellite/Internet Service

A lease which is not too long – one year, preferably – so you won’t be tied up before you are sure you wish to stay longer.

Absence of “front,” unless there are special business or social reasons for it. Ornate house lobbies and brass-buttoned doormen do not make it a home.

The essentials of a good floor plan, including:

• Cross ventilation in every room
• Sunlight where desirable
• Convenient dining space, where a table can be set without disorganizing the whole living room
• Ample closet space
• Storage space for suitcases, linens, blankets and winter clothes
• Efficient kitchen with cupboards and work spaces suited to your own requirements.
• Adequate wall spaces for furniture (You may want to measure the spaces and draw out a diagram making sure all your furniture fits before you sign a lease and move all your furniture in)
• Enough well-spaced outlets in each room
• Space for easy entertaining

Take a digital camera or phone camera with you when apartment hunting – this way you can look back through the photos later on, to avoid making a rash decision. After reviewing the photos with a cool head, you’ll be better able to make a decision you can live with.
